1 Stockyard occupies the centre of the farmyard and is now divided into five units.  No. 1 is the biggest at 661 sq ft, accessed by double doors in the western corner (nearest the house).  It's spacious and airy - the main part is on the first floor, with internal stairs leading to a mezzanine along the southeast side. There's a sink but no toilet (although the adjacent 1A, at 177 sq ft, has both kitchenette and toilet and could be included, as they originally were).

Rent is £5950, plus a service charge of £0.73/sq ft/yr for communal services (water, insurance, security lighting, general upkeep, etc), and a heating and electricity service charge of £2.88/sq ft/yr, all payable monthly in advance.

1 Stockyard will be available from 1st January as a new lease, with a three-yearly rent review and a notice period (either way) of six months.

Cider Press Below the Apple Store is ... the Cider Press. The press is still there but sadly not usable.  However, it is a glorious feature of this small, two room unit totalling 500 sq ft (excluding the area taken up by the cider press itself).

It has its own toilet and kitchenette tucked in next to the cider press and has good ground floor access.  It would be ideal as either a small office or a studio/workshop.

Rent is £4,500/yr, plus a service charge of £0.73/sq ft/yr for communal services (water, insurance, security lighting, general upkeep, etc), all payable monthly in advance.

The Cider Press will be available from early 2026 as a new lease, with a three-yearly rent review and a notice period (either way) of 6 months.

If you are interested and want to come and view it, please contact us on: francis@flaxdrayton.co.uk
or 01460 241062 to enquire.

The Apple Store consists of three characterful rooms (plus its own toilet and kitchenette) totalling 950 sq ft, on the first floor right by the farmyard entrance, and accessed by an external iron staircase.
Rent is £8,550/yr, plus a service charge of £0.73/sq ft/yr for communal services (water, insurance, security lighting, general upkeep, etc), all payable monthly in advance.
The stairs take you to the middle room with exposed beams and small roof lights.  The end room is the nicest in the farmyard, with more beams, two large opening roof lights and double doors that can let in the summer air.   The third room still has part of the drive shaft from the old steam engine, and also houses the toilet and kitchenette.
Ideal as an office with space for up to six people, or a studio/workshop, it is available as a new lease, with a three-yearly rent review and a notice period (either way) of six months.

Our Units

Flaxdrayton Farm is in beautiful rural South Somerset, surrounded by lush farmland and gentle countryside, and just 1/2 a mile from the A303. South Petherton is 2 miles away, Crewkerne and Ilminster are 5 miles, Yeovil 10 miles and Taunton 16.  Both the Paddington and Waterloo lines to London are in easy reach, Bristol Airport is an hour away and Exeter Airport is 40 minutes.

Made from the famous honey-coloured Hamstone, and in view of Ham Hill across the River Parrett our farm buildings are arrayed around a courtyard, along with our house and some stables.  Aided by the wonderful range of tenants who work here, this produces an intimate, vibrant feel and a very friendly atmosphere - there is a lot of cross fertilisation between the tenants, and a spirit of creativity.

The 20 units in our

Victorian farmyard range from 180 to 1100 sq ft, and from characterful workshops to comfortable offices, some with outstanding views.  All are well insulated and most have kitchenettes and toilets (with communal facilities, including a shower, for those without).  There is ample parking, and the area is quiet and peaceful, but surprisingly well connected.
