Made from the famous honey-coloured Hamstone, and in view of Ham Hill across the River Parrett our farm buildings are arrayed around a courtyard, along with our house and some stables. Aided by the wonderful range of tenants who work here, this produces an intimate, vibrant feel and a very friendly atmosphere - there is a lot of cross fertilisation between the tenants, and a spirit of creativity.
The 20 units in our
Victorian farmyard range from 210 to 1300 sq ft, and from characterful workshops to comfortable offices, some with outstanding views. All are well insulated and most have kitchenettes and toilets (with communal facilities, including a shower, for those without). There is ample parking, and the area is quiet and peaceful, but surprisingly well connected.
We've just heard that part of the Stockyard, the free-standing unit in the middle of the farmyard, is coming available for rent from the 1st January 2024. 1 Stockyard is 838 sq ft and includes one large room with a balcony, and a smaller office with kitchenette and toilet. The rent is £8000/yr, plus service charges for electricity (shared with the rest of the Stockyard - £1.69/sq ft) and the normal farmyard service charge (£0.47/sq ft), ie total £9810/yr or £817.50/month.
It would make a fine studio space, workshop or office. We'd be happy to show you around if you'd like to come and have a look. Just contact us on francis@flaxdrayton.co.uk or 01460 241062 to enquire.
My family owns the farm across the road from Flaxdrayton and it has recently become vacant after a long term tenancy. Not wanted for farming, we are currently giving priority to a Co-housing initiative to be developed there. Of a similar vintage to Flaxdrayton, it comprises a farmhouse, extensive traditional and modern buildings that are ideal for conversion to residential units for up to 25 people, plus some communal buildings as meeting/creative space, dining area, kitchen, utility, etc, together with additional workshop units, and about 6 acres of agricultural land. Business Units
The buildings lend themselves to self renovation allowing people to purchase plots/shells and convert them themselves. With the workshop units there is also scope for live-work options on the site.
We think this would be an ideal complement to Flaxdrayton and are very excited to be enabling something so innovative to take shape next door!
The project is looking for people who might be interested in living there and who wish to participate in its development, including joining the core group. If you are interested, please contact Julian Brooks on jbrooks976@gmail.com.
