This has been our family home since  the 70's when I began farming and where we brought up our 2 children.

  In the 90's we started developing the farmyard into commercial units to rent and some of our wonderful tenants have been here almost since that time.  In recent years we have had 100% occupancy more or less all the time.

   We are immensely proud of what we have developed; it was until quite recently the only "industrial estate" in South Petherton.  But it's so much more than that: It's a really creative craft and art hub that retains the character of its Victorian origins; it  provides small units for start up businesses as well as larger ones; and it has a wonderful sense of community amongst its diverse tenants.

  We are keen to see this continuing, both to serve the local area and to safeguard our tenant's livelihoods and the great work they do here.  Therefore we strongly hope that whoever takes on this special place will continue it in that spirit.

  If this golden opportunity appeals, we look forward to hearing from you!

Units available to let            Flaxdrayton Farm for sale - seeking new owners

Flaxdrayton Farm

Business Units

After 50 years living and working in this lovely place, we have taken the momentous decision to sell Flaxdrayton Farm whilst we are still able/young enough to move and settle elsewhere.  So we have now placed it on the market as a going concern:

- 4 bedroom farmhouse on 3 floors, built around 1700, with a private garden, orchard, driveway and garage;

- Victorian farm buildings arranged around a courtyard converted into the 23 small business units (described in this website) and the barns and stables that have been retained for our own use;

- some 20kWh of solar PV panels plus 40kWh battery storage, 40kW central heating log boiler (for the house), plus 5kW solar thermal slates;

- 4 paddocks surrounding us plus a mature woodland shelter belt, which total together some 7 acres.

  Our agents are Eaves Remarkable Homes (Marcus Bond - 01935 571049) and Rose Vale Rural (Pip Hodgkin and Olivia Hutchings - 01458 772792) so if you are interested, please contact them for full details and to arrange viewings, etc.

The Apple Store consists of three characterful rooms (plus its own toilet and kitchenette) totalling 915 sq ft, on the first floor right by the farmyard entrance, and accessed by an external iron staircase.
  Rent is £8,235/yr, plus a service charge of £0.788/sq ft/yr for communal services (water, insurance, security lighting, general upkeep, etc), all payable monthly in advance.  EPC rating is C.
  The stairs take you to the middle room with exposed beams and small roof lights.  The end room is the nicest in the farmyard, with more beams, two large opening roof lights and double doors that can let in the summer air.   The third room still has part of the drive shaft from the old steam engine, and also houses the toilet and kitchenette.
  Ideal as an office with space for up to six people, or a studio/workshop, it is available as a new lease, with a three-yearly rent review and a notice period (either way) of six months.

Our Units

Flaxdrayton Farm is in beautiful rural South Somerset, surrounded by lush farmland and gentle countryside, and just 1/2 a mile from the A303. South Petherton is 2 miles away, Crewkerne and Ilminster are 5 miles, Yeovil 10 miles and Taunton 16.  Both the Paddington and Waterloo lines to London are in easy reach, Bristol Airport is an hour away and Exeter Airport is 40 minutes.

Made from the famous honey-coloured Hamstone, and in view of Ham Hill across the River Parrett our farm buildings are arrayed around a courtyard, along with our house and some stables.  Aided by the wonderful range of tenants who work here, this produces an intimate, vibrant feel and a very friendly atmosphere - there is a lot of cross fertilisation between the tenants, and a spirit of creativity.

The 23 units in our

Victorian farmyard range from 120 to 1100 sq ft, and from characterful workshops to comfortable offices, some with outstanding views.  All are well insulated and most have kitchenettes and toilets (with communal facilities, including a shower, for those without).  There is ample parking, and the area is quiet and peaceful, but surprisingly well connected.
